Villa Blue Hole sits on a secluded white-sand cove on Mangrove Cay, a quiet out island in the middle of Andros, an hour’s direct flight from Fort Lauderdale. Two Norwegian families own it together. One is staying. We are selling our half.
This is a house for people who want the sea to themselves: families who like slow island life, and anyone who fishes, dives, kites or windsurfs. The flats in front of the house hold bonefish. The barrier reef is a short boat ride out. Guests have kited straight off the beach.
The house earns its keep. It rents on Airbnb when the owners are away, bringing in roughly USD 24,000 a year. So far that has covered well more than the maintenance.
The cove is the whole argument
The beach is secluded and it is empty. No resort at either end, no day traffic, no one walking past your towel. The only neighbour is the identical house next door, owned by another Norwegian family who come in the winter months and never rent it out; most of the year the cove is yours alone. The water in front is shallow, clear and calm: the kind children can spend a whole day in while you watch from the porch. Guests write about swimming with turtles, rays and the occasional dolphin a few steps from the house.
We really loved our stay and had the beach totally to ourselves which is stunning. Perfect stay for kids too as the beach is calm and shallow.

The blue hole the house is named after
A deep natural pool in the seabed at the edge of the beach. Unlike the active blue holes a boat ride away, this one has no currents. Children snorkel around its rim among turtles, rays and bonefish, and its depth makes it a natural mooring for larger boats.

What the water is for
Andros is the island anglers mean when they say bonefishing. The reef and the flats around Mangrove Cay carry the rest: spearfishing, kiting, windsurfing, and ordinary fishing where you rarely come back empty-handed.
Bonefishing at the doorstep
Anglers call Andros the bonefishing capital of the world, and its fish run larger than in the Keys or Belize; 4 to 6 pounds is a normal day. The flats start where the garden ends. Wade out from the beach, or run the boat further afield. Several local guides fish 2–3 anglers from flats skiffs, and all of them are a WhatsApp message away.
Overall, the experience was captivating, particularly for bonefishing and tarpon.

The reef
The Andros Barrier Reef (the third largest in the world, by the Bahamas National Trust’s count) runs along the Tongue of the Ocean, a mile-deep drop just offshore. Spearfishing in the Bahamas is free-diving with a sling or pole spear, and the reef is shallow enough to make that plenty.
Wind over the flats
With wind from the north, east or south you launch straight off the beach into flat, forgiving shallows; other directions have their own spots around the island. Windsurfers get the same ride. Bring your own gear; there are no rentals out here.
It was amazing to kite right off of the beach and enjoy the turquoise blue waters and sandbars.

Or nothing at all
Mangrove Cay has about 800 residents, a handful of shops, and a lively local nightlife at the other end of the little island — close when you want it, far when you don’t. Paddleboards and kayaks live at the house; most mornings start on the water. For lunch there are plenty of local restaurants and conch shacks along the island’s one road, and when you want luxury, Tiamo and Caerula Mar are a short boat ride away. Days end with a beer at the bar down the road, or dinner cooked by Margo, the house manager.
The water was fairly shallow and calm, which was great with 2 young kids. […] We saw fish, turtles, sting rays, and even a shark!

Built for this climate
Mike Hoot, an American builder with long experience in this climate, designed and built the house in 2012. It stands on sixteen pilings so storm surge can pass underneath, protection it has never needed. The whole house was repainted in 2022. Salt air keeps a list all the same, and the maintenance plan names what is next: the metal fasteners and some of the piling timber are due for renewal.
Every room has air conditioning. Each bedroom has a king bed. Under the house there is a large storage room with a second fridge and a freezer, and the shaded space between the pilings holds the island gym and a hammock. The house is sold fully furnished. Arrive with a suitcase.

Working from the island is realistic
Starlink on the roof gives fast, stable internet. There are two workspaces in the house, both with sit-stand desks and 42-inch displays. When the workday ends, the island gym is under the house and the flats are right outside — kiting or spearfishing before dinner is a normal way to close a workday.
The Wi-Fi worked well, the AC was excellent, and the view truly can’t be beaten.

How the purchase works
This is a private sale. You engage your own Bahamian attorney; we engage ours. Offer, deposit in escrow and conveyance run through the attorneys, as is standard in the Bahamas. Foreign buyers can own Bahamian residential property outright; your attorney handles the filing under the International Persons Landholding Act.
The land is held under a crown grant — title granted directly by the Crown, the oldest and cleanest root of title in the Bahamas.

Who you would own it with
The other half belongs to a Norwegian couple with one child. They are careful, orderly owners who take maintenance seriously. The maintenance plan for the house is theirs as much as ours, and it is followed. Historically they have used the house about two months a year, in winter.
Usage has been simple: two families, one calendar. There is no written co-ownership agreement today; it has never been needed. As part of the transaction, one will be drawn up together with the other owners and Bahamian counsel, so every family signs the same rules the day you buy. We show serious buyers how usage, costs and decisions work in practice.

Getting there
Three ways in. Makers Air flies direct from Fort Lauderdale Executive to Andros in under an hour, on new aircraft from a private terminal; the experience is closer to your own charter than to an airline flight. From Nassau, the scheduled twenty-minute hop to Mangrove Cay’s own airstrip costs about $140. And a private charter from Nassau is easy to arrange, about $1,200 for five passengers.
Margo, the house manager, stocks the fridge before you land if you ask. Groceries, a fishing guide, dinner cooked in your kitchen — guests write that she arranges all of it. From the strip it is a short drive to the house, in the F-150.
